Joan Piccalo worked on Clifford Bayview Retail Center, a 370-acre mixed-use development constructed in 2004.  The scope included master planning through construction documents for the residences, retail village, school, parks, and amenities.  The Retail Village consists of 192,000 s.f GFA, and includes a multi-modal transit station, live-animal market, outdoor shopping & restaurants, event stage, lake promenade, and man-made lake.  The 100,000 s.f. Clubhouse includes a medical clinic, gymnasium, a bar, restaurants, a day spa, two swimming pools with a waterslide and lazy river, event terraces, tennis courts, a boat dock, beach access, and a waterfront promenade.  The 5,700 residential units were located between an existing golf course and a 245-acre lake.  Many amenities included lakeview terraces, playgrounds and parks with trellises.  Joan designed almost 50 fountains across the project, as well as most of the plazas, trellises, playgrounds, paths, retaining walls, ramps, steps, railing, parking layouts and grading.  All circulation was planned, with bus & shuttle stops, guardhouses, and multiple gated entries.  EDSA was the prime.
